Get a detailed, itemized estimate before you start, and set aside an additional 10-15% for the unexpected. Older homes especially tend to reveal a surprise or two once walls are opened up.
Prioritize Function Before Style
It’s tempting to start with a color palette. Instead, start with how you actually use the space day to day – traffic flow, storage, lighting – and let the style choices follow from there.
Hire Licensed, Insured Professionals
A lower bid from an unlicensed contractor almost always costs more in the long run. Before you sign anything, ask a few direct questions:
- Are you licensed and insured in this state?
- Can I see photos and references from a similar recent project?
- Who will actually be on site day to day?
- What does your written estimate include – and what isn’t included?
